CONSTRUCTION MANAGEMENT

Northwest Construction Management, Inc., provides construction management consulting services to real estate developers in the Northwest.  Our clients include both large and small entrepreneurs, who need supplemental help with their established program or “ground up” assistance with a new endeavor.  We pride ourselves on our ability to quickly assess our client’s management style/processes, allowing us to transition into their existing team with ease.

Communication is the key to success in a real estate development.  All parties involved must understand their role and how the other team members are available to support them and subsequently the overall success of the project.  We can assist in all, or just a small part of the management of the development team.

Our strengths include the management of the preconstruction process; during which the primary team members are engaged.  We can assist in the solicitation and engagement of the design consultants, general contractor, special inspectors, utility providers and other key players.

As the process evolves understanding the requirements of the local building official becomes critical.  We can assist in managing the relationship between the building official and design team assuring all requirements are correctly incorporated into the design documents; and that all permit related milestones are reached in a timely manner.

During the construction phase we can assist in administering a system to track/manage all construction related documents, special inspectors and design staff obligations.  Throughout the entire process we will monitor schedule adherence, track/document work completed at the site, recommend contractor change requests and payments, and be a liaison between the developer and the project team, applicable building officials, lenders, various governmental agencies and the public.
